Board of Appeals · Meeting of August 25, 2026
Sandwich Board of Appeals voted unanimously that a requested modification to the Village Green 40B housing development constitutes a substantial change requiring formal public review. NSG Village Green-1 LLC sought to delete two conditions from its Comprehensive Permit for the 33.45-acre project at 76 Route 130 and 55 Pimlico Pond Road, arguing the conditions create an impossible situation for state-mandated wastewater testing and site clearing. Director of Community Development Leanne Drake and Town Counsel Amy Kwesell recommended the Board deem the modification substantial, noting extensive buffer zone clearing and unresolved state housing authority approvals.
The determination requires the applicant to file a new application and undergo a formal public hearing before the permit modifications can be approved.
